New listing on TPC highlights ‘rare’ golf course real estate
A three bedroom, three bath smart home with a pool on the first hole of TPC Scottsdale’s Stadium Course went on the market, right in time for golfers and golf fans to see the for-sale sign from the course at the WM Phoenix Open.
“It’s very rare in here. It’s just a few homes a year that are even on the market on the course,” said Sindy Ready, the president of Arizona Realtors.

“It’s been ongoing since the start of a lot of the apps that are out there,” Sindy Ready with the Arizona Association of Realtors said.

Major real estate settlement going into effect. What that means for homebuying
Veteran Valley real estate agent Jim Sexton has been working with the Arizona Association of Realtors to educate agents on the changes and said many have been taking classes to figure out the new rules.
He said many agents are prepared and it won’t take long for the new rules to be adopted by the industry.
The Arizona Realtors group has prepared documents for agents to use to follow the new rules. The rules could change again because the U.S. Department of Justice is trying to reopen an antitrust investigation into the National Association of Realtors’ rules and policies.

You can buy a golf course home in the Phoenix area for less than $400K
“There are 12,567 homes on the market, all homes, all price points across the Valley. Of that, 750 are golf course properties across the entire Valley, so it shows you it is a minimal number of houses on a golf course,” said Sindy Ready, the president-elect of the Arizona Association of Realtors.
Interest rates expected to decrease
Meanwhile, Shelley Ostrowski is the 2024 Arizona Association of Realtors President and she predicts this year more buyers will jump back into the market.
Ostrowski describes what a lower interest rate means locally.
“Even though our inventory is low it does make it affordable and it’s a very attractive place to live we’re close to California but we’re close to Phoenix,” said Ostrowski.

Return of housing boom? Arizona realtor is optimistic about market bounce back in 2024

Sindy Ready, the President-Elect of Arizona Realtors said homes appreciated 5% during the year. “Sindy Ready, the vice president of the Arizona Association of Realtors, told Insider that lower mortgage rates are giving agents hope for the spring homebuying season — a time when buyers typically flood the real-estate market. ‘Every year right around the fourth or fifth of January, the phones start ringing after everybody’s done with the holidays,’ Ready told Insider. “We weren’t really sure if that was going to be the case this year with interest rates being a little higher, but it was the case. We started seeing more activity in the market in early January.”

“Inventory is an important piece of the equation, according to Eric Gibbs, the president of the Arizona Association of Realtors. He said that overall, the market is in a better place with around a 3-month supply of homes in the Valley. Gibbs said, “Buyers are in the market. Buyers are moving. The problem buyers have is that they can’t find inventory. There’s not a lot of inventory. If they’re looking for a home under 300K, there may only be a few available to them, and so that’s what’s causing some of the slow down in buyers buying.”
“The issue of homelessness impacts Arizona’s most vulnerable communities including families, the elderly and veterans — this must be addressed with the construction of permanent and affordable housing across the state,” Michelle Lind, counsel for the Arizona Realtors, which donated $2,500 toward the grants, shared in a statement.
“The market is going to get better as we go into 2023. There will still be challenges with inventory, we will still have challenges with interest rates, but we think that as we get past the first quarter, second and third quarter we’re going to see those interest rates come down,” said Eric Gibbs, President of Arizona Realtors

“This is not a market crash,” Arizona Association of Realtor’s treasurer Sindy Ready said. “Prices are staying about the same; they’re adjusting a little bit…mostly on listings that were overpriced.”

AZ Association of Realtors addresses concern over ‘racist’ community rules
Eric Gibbs, the incoming president of the association and a broker at the Realty One Group Integrity in Tucson, said amending such documents would be very unlikely.
“I have talked to other realtors across the state that have also had this similar issue where the buyer sees these in there and wants them removed. The unfortunate part is it’s very difficult to get those removed,” he said. “Here’s the case with 1946, that’s not going to get changed because it’s already recorded, and you can’t go back and find every document that has it in there.”
Tempe’s tech boom fuels skyrocketing home values
Sindy Ready, 2022 treasurer for the Arizona Realtors Association, is an ASU grad and spent several years in Tempe. Now, she works to sell homes in the bustling city and has seen it evolve over the years.
“For us in Arizona, the southeast Valley is a mini Silicon Valley,” she said. “For years, that really meant mostly Intel with three plants, and that’s down in the Chandler area but it all kind of filtered back into the Tempe area. So now what’s happening is Tempe is starting to get its own global reputation for being an area that is a really good opportunity for companies to get young workforce members.”
State needs rules for exempt water wells
“Many other states license both well drillers and pump installers for a more complete management of what is possibly a state’s most precious resource, groundwater. It’s a shame that a trade association had to take matters into their own hands to get essential information about the equipped water well and how it performs. Perhaps it’s time for the state of Arizona to step up and do as other states have done, get involved in the sale and transfer of real estate served by water wells. Private water well owners deserve to have the same level of assurance of their future water supply as citizens who live in big subdivisions.”
Mortgage rates are rising, but the hot housing market is slow to cool
Gary Nelson is starting to see signs that the red-hot housing market is cooling off in Flagstaff, Ariz., like more buyers bowing out and houses taking a bit longer to sell.
The president of Arizona Realtors said the “double whammy” of soaring home prices and rising mortgage rates is a welcome shift after two years of fierce bidding wars and monster growth.
“We’re going to welcome a kind of plateau in activity,” Nelson said. “Perhaps things will slow a little bit. I’m hopeful that’s what we’re seeing.”

Tempe realtors keep it in the family
Laurie and Chelsea McDonnell are about as close as two people can be.
Not only are they mother and daughter, but they often finish each other’s sentences and, until just a few months ago, they lived a few blocks from one another. They also happen to own a business together.
The McDonnells started Locality Real Estate in October. The real estate brokerage now counts 43 realtors on its roster and boasts listings across the Valley, with a speciality in the Tempe area. They also do some work in northern Arizona and hope to expand their reach across the whole state eventually.

“It’s really a concern that we all have to be aware of because there’s not enough houses for the number of people that are wanting to live here,” Ready said. “For the first time in the history of our market, we’re seeing very low inventory on rental listings, just like we’re seeing low inventory on purchasing.”
Cost of owning a home in metro Phoenix up nearly 50% from last year, report finds
“We have so many businesses moving into the Valley right now that our market is being driven by supply and demand,” Sindy Ready, a board member with the Arizona Association of Realtors, told KTAR News 92.3 FM’s Arizona’s Morning News on Friday. “There are more buyers than there are houses.”

Arizona’s real estate market remains “ridiculously hot,” says Arizona Association of Realtors President Gary Nelson. “We are seeing tremendous increases in home values in the last two years, increasing about 25% year over year in localized markets and about a 12% to 13% per-year increase in median home prices.”

Sindy Ready, state treasurer for the Arizona Association of Realtors, said she is not surprised by the population increase, given the “beautiful weather” and climate great for people who like the outdoors.
Ready said that while population growth is a good thing in her business, newcomers are finding there are not enough available houses or rental properties for the number of people moving in.
“Just the battle of being able to get into a property right now, because there’s so many people wanting to be here,” Ready said.

Real estate predictions for 2022 from Arizona Realtors
Most economists agree that there will be at least another three to five years of growth in real estate across the United States. And although the year will end strong, inventory remains in short supply throughout the country. There are a variety of factors impacting that, but key among them is the increased number of people entering the housing market.
According to Gary Nelson of Realty Executives in Flagstaff and the Arizona REALTORS 2022 president, although builders are responding to the demand and putting more product in the market, “the U.S. failed to adequately prepare for the Millennial generation entering the housing market and we are dreadfully low on inventory as a result.”
“Here in Arizona, as people move in and out of the area and we see more and more of the Baby Boomer generation retiring, our hope is that primary homes, investment properties and vacation homes will slowly enter the market.”
Added to the mix are the influx of “instant buyers” or iBuyers, purchasing residential properties directly from private sellers, bypassing the professional REALTOR, and often paying cash at a higher price than market value.
Based in Tucson, Eric Gibbs, Sr, Arizona REALTORS 2022 president-elect, says these iBuyers will remain a threat in the coming year. “iBuyers may drive up the prices in certain communities, making it difficult for some buyers to qualify for a loan.”
Determining where the real estate market is going from here can be difficult. And some assumptions should be made, including that there is no unforeseen economic disaster in the next several years.
“The U.S. real estate market survived 9-11 and continues to weather the COVID-19 impacts,” said Nelson. “The only negative effect we have seen in real estate markets in the past 30 or so years is the Great Recession which lasted from 2007 through 2011.”

Gilbert couple get home with ‘love letter’

Nadia and Ernest Saco of Gilbert already had been searching for a new home before the pandemic hit, but after that, their quest became more urgent.
“I was working from home all of a sudden,” said Ernest Saco, a senior product manager for a software company and a father of three. “And we have all five of us just on top of each other in this 1,500-square-foot house. I’m working out of our bedroom. And our kids are home because school’s out, but they’re also home because all the places they would normally go to for fun are closed.”
But as the Sacos’ search intensified, they found themselves competing for a shrinking pool of available homes. From April to July 2020, active listings in metro Phoenix declined by 42 percent, according to data from Realtor.com.
So, to stand out among the bidders, the Sacos turned to a tactic that’s become increasingly common – and increasingly scrutinized – in the homebuying process: the love letter.

Just to start, tell us a bit about yourself. What drew you to a career in real estate?
I’m a lifelong resident of Flagstaff and in 1994, my wife Tammy and I were deciding whether we were going to stay in the Flagstaff area and start a family or relocate. After touring a large part of the western U.S., we decided to stay in Flagstaff. That meant I needed to look for a career change that would allow me to be rewarded for my own work ethic and also give me a schedule so that I could continue to enjoy what northern Arizona has to offer. That is when I became a Realtor.
What does your upcoming role as president of Arizona Association of REALTORS® encompass?
The Arizona REALTORS® focuses on four main subjects for its 54,000 members: professional development, ethics and arbitration, legislative concerns and business services. The Arizona Realtors are very proactive on improving new and existing programs and technologies for our members that ultimately benefit the consumer. Currently, we are trying to work with our state legislature to try to balance laws effecting both landlords and tenants related to the COVID-19 pandemic. We also are very involved with fair housing, private property rights and housing opportunity on behalf of our clients and customers. I have been deeply involved with each of those aspects as a volunteer for the Association for many years. My role as president will be to continue to serve our members by chairing meetings, working with our phenomenal staff on a daily basis, speaking on behalf of the Association and trying to improve communication to the membership.

A bill that provides protection for businesses and others against frivolous COVID-19 lawsuits was introduced by Arizona Senator Vince Leach (R-SaddleBrooke) on Monday.
“What we’re trying to do is give targeted protection with some reasonable liability protection for businesses, educational providers, the healthcare industry, government agencies, religious institutions…,” Leach said. “We’re trying to give everyone the assurance that if they’re following sensible precautions against this terrible threat, this virus that we have, that they won’t see an onslaught of nuisance lawsuits.”

The real estate industry has remained strong statewide throughout 2020. But like everyone else, the pandemic has forced Roberts and the association to adjust its operations to conform to a new reality.
“It has been good for real estate – I can tell you it hasn’t hit the real estate business at all,” Roberts said. “But as far as leadership and running an organization of 55,000 members – it has been a lot of Zoom meetings. We have been kind of having to move outside the box in how you are going to reach out to people and help people through this. People are used to seeing each other, so you need to figure out what you need to do to reach out and help those members virtually.”

The Arizona Association of REALTORS® recently approved a donation of $25,000 to the Arizona Housing Fund (AZHF) on behalf of the 2020 REALTORS® of Arizona Political Action Committee (RAPAC) Major Investors.
The Arizona Housing Fund is a dedicated and sustainable funding source for nonprofit agencies that build and operate permanent supportive, low-income, and working poor housing units. This donation will ensure that more housing units are constructed, meeting the growing community needs in Arizona with the goal of reducing homelessness.

The National Association of REALTORS® (NAR) Board of Directors has voted to approve a series of recommendations from NAR’S Professional Standards Committee that extends Article 10 of the Code of Ethics to include discriminatory speech and conduct beyond a member’s real estate practice.
“Our members statewide have long adhered and made the commitment to uphold the principles of fair housing as well as NAR’s Code of Ethics and Standards of Practice,” says Arizona REALTORS® CEO Michelle Lind. “As new standards and revisions are introduced, we will continue to abide by those strict ethical mandates.”

Jeff Fields Wins National Award for Preventing Teen Suicide
On Oct. 6, The National Association of Realtors announced Jeff Fields, with Russ Lyon Sotheby’s International Realty in Scottsdale, as one of its five 2020 Good Neighbor Award winners. As a volunteer and past board president of nonprofit Teen Lifeline, Fields has served more than 28,000 youth through a peer-to-peer teen crisis hotline while providing community education on suicide prevention.

Lind: Implementation of tenant/landlord assistance programs is critical
As tenants struggle to make ends meet, landlords were mandated by an executive order to adjust their rent collections schedules, allowing tenants upwards of eight months abeyance on payments. While this order provided needed relief to the tenants, it created additional hardship for the landlords, whose own financial stability often relies on the income generated from these rental properties. And although no rent was collected, the landlords were still expected to meet their financial obligations.

Pollack & Company analyzed the potential impact of eviction moratoria on the Arizona rental housing industry. The results clearly indicate that eviction moratoria and the non-payment of rent could have devastating consequences on the rental housing industry and the real estate industry as a whole.
Landlord group says lawsuit over eviction moratorium is a “last step”

For the past four months, trade groups representing landlords and property owners have attempted to get additional state funds released for tenants and landlords but those monies have been slow to release.
Now those same groups are suing to overturn the eviction moratorium imposed by Gov. Doug Ducey, which created a situation they deem “unsustainable.” However, tenant advocates say that landlords have already been evicting tenants and are able to receive money from evicted tenants.

There are approximately 10,000 homeless Arizonans who are living in either emergency shelters, transitional shelters or living unsheltered, in need of permanent housing. Existing Permanent Supportive Housing is always full with a waitlist as long as six months.
Arizona REALTORS elects 2021 line officers
Arizona REALTORS® has officially elected its executive committee line officers for the 2021 year. The leadership team is comprised of several returning line officers with decades of industry experience including President Jan Leighton, President-Elect Gary Nelson and First Vice President Eric Gibbs. Next year, Yuma real estate pro Shelley Ostrowski will join the executive committee as treasurer.
