An article reported on 12 News last week was a win for a homeowner in the fight against Deed Fraud in Arizona. 

While the number of Deed Fraud reports in Arizona have increased throughout the years, recently  a valley fraudster was arrested after signing paperwork to finalize an illegitimate sale of a property.

The impersonator had fraudulently signed a deed on a property he did not own, which could have resulted in the loss of the property, financial and emotional devastation for the true owner, not to mention the months or years it would have taken to unravel the property transfer.

Beware of Red Flags which could consist of:

  • Wanting a quick sale, with a list price below market value offer
  • The property is unencumbered and often raw land or vacant
  • Seeking a cash buyer
  • Refusing to attend the signing and claiming to be out of the state or country
  • Difficulty reaching the individual via phone, and only wants to communicate by text or email, or refuses to meet via video call.
  • Refusing or is unable to complete multifactor authentication or identity verification
  • Insisting upon using their own notary
